Summers Ltd. is an authorized company that meets the requirements for mediation in real estate which has been inscribed in the Register of real estate in the Croatian Chamber of Economy . In Summers Ltd. employs real estate agents who are enrolled in the Register of agents in real estate brokerage in the Croatian Chamber of ecomony. Summers Ltd. has signed the Rules and the business of real estate agents in the Croatian Chamber of Economy. 

MEDIATION FOR THE SELLER
When the Seller gives order to Summers Ltd. to mediate in the sale of its real estate Summers Ltd. will conclude Mediation Concract. With Mediation Concract on the Real Estate Brokerage Summers Ltd. undertakes to perform the following activites for the vendor (the principal):
1. try to find and bring to the ordering party to concluding mediated business,
2. Inform the Principal of the average market price of similar property,
3. to review the documents proving ownership or other real rights over the property and alert commanders to:
- Obvious defects and possible risks related to the disordered state land property,
- Registered proprietary rights or other rights of third parties on this property
- The legal consequences of non-fulfillment of obligations to third parties,
- Disadvantages of building and operating permit in accordance with the special law,
- The circumstances of the obligation to apply pre-emption rights and restrictions in the legal system in accordance with special regulations.
4. to deal with the presentation (presentation) on real estate market, advertise the property appropriately and execute other actions agreed in Mediation Concract and exceed the normal presentation, and for which agent is entitled to special, pre-show the costs,
5. allow inspection of property,
6. mediate in the negotiations and try to reach agreement
7. If the subject of purchase is land, check use the land in accordance with the regulations on spatial planning that relates to the land
8. obtain making of  pre-contract and main sail concract of real estate and a tabular statement

MEDIATION FEE FROM THE SELLER
For the service of mediation in real estate Summers will chargE a commission from the seller in the amount of 2% + VAT of the agreed purchase price for the property. Summers Ltd. reserves the right to charge customer mediation fee (commission), which will conclude with the customer in the Mediation contract.

Summers Ltd. reserves the right to change the height of  mediation fee, what exactly is determined in the Mediation contract.

MEDIATION FOR THE BUYER
When the buyer order Summers Ltd. to mediate when buying real estate, and the agent Summers Ltd.  brought buyer in connection with the seller of the same property, with the customer is to be signed the Mediation contract.

With signed Mediation concract Real Estate Summers Ltd. undertakes to perform particularly the following for the customer (the principal):
1. present to the customer proof of ownership of the property which is the subject of buying and selling,
2. procure in making of pre-concract and main concract of sale of real estate
3. organize verification in the public notary of the signature on the pre-contract and contract of sale of real estate,
4. in the event that the purchase price is paid in part or in full bank loan, the agent Summers Ltd. attend the solemnization of the loan agreement by a notary public, after which the proposal for the registration of a mortgage carries the Land Department competent for court order registration of mortgage.
5. after the mortgage is registered the agent Summers Ltd. submits to a buyer a solution and an extract from the land register with the registered mortgage.
6. attends worth the purchase price and the handover of the property on which occasion, the report on the handover of the property
7. meet customer's legal obligation to pay real estate tax or the conditions for exemption from taxes on real estate
8. on the basis of power of attorney:
-to Electric, Gasworks, Housing Utilities Act, HEP district heating, water, Zagreb Holding and other institutions, to submit valid documentation for transfer directed to the seller to the buyer,
- In the land registry department of the competent court to submit the proposal for registration of ownership of the purchased property on behalf of the customer.

MEDIATION FEE FOR THE BUYER
For the service of mediating in purchasing real estate Summers Ltd. charges a fee from the buyer in the amount of 2% + VAT of the agreed purchase price of the property in the City of Zagreb and Zagreb County, and 3% + VAT for property outside the City of Zagreb and Zagreb County. Summers Ltd. reserves to charge an agency fee (commission) to seller, which will conclude with the seller in  Mediation contract. Summers Ltd. reserves the right to change the height of  mediation fee, what exactly is determined in Mediation concract.

MEDIATION FOR THE OWNER / lessor and LESSEE / tenants
When the landlord or lessor Summers Ltd. give order to mediate the rental or lease of its property, or when tenant or lessee order Summers Ltd. to mediate in finding a suitable property for rent or lease Summers Ltd. will enter into a contract with him about the transmission. Due Summers Ltd. is to verify the ownership of the property which is the subject of the rental or lease, to make a presentation of the subject property, order conduct the negotiations necessary to reach an agreement to rent or lease the subject property, to secure the making of the rental agreement or lease, order for a lessor to the tax authorities filed a tax application and to attend the handover of the property on which occasion the relevant record of the handover.

MEDIATION  FEE FOR OWNER / Landlords and renters / tenants
Minimum fee:
75% of one monthly rent / lease plus VAT.

The fee for rental or lease of 1-5 years: 100% of one monthly rent / lease plus VAT
The fee for rental or lease of 5 years or more: 150% of one monthly rent / lease plus VAT

Summers Ltd. reserves the right to charge an mediation fee from the lessor / lessee and the lessor / lessee to, which will, with the owner / lessor and the lessee / tenant conclude in an Medation Concract. Height of mediation fee shall be determined by Mediation contract.
